Valley Forge Shopping Center celebrates 50 years of Family Ownership:

The Valley Forge Shopping Center is proudly celebrating 50 years and three generations of family ownership and management. Located on Route #202 in King of Prussia, PA, the Shopping Center was acquired in 1971 by Aaron Heine, along with close associates, adding to his portfolio of retail shopping centers, office properties and residential housing. At the time of acquisition, it was home to an A&P Supermarket, Marshalls, a Gulf Gas Station as well as other small retailers.

In the 1980-1990s, Aaron Heine’s sons, William & Andrew, joined the company and began improving the retail property. To that extent, tenants like Bed, Bath & Beyond, Michael’s Arts & Crafts, and Kinkos/FedEx Office were brought to the Shopping Center.

In late 2008, Adam Heine, Aaron’s grandson joined the company and with the advice of Steve Niggeman from Metro Commercial Real Estate, began ambitious plans for further large-scale redevelopment. This involved the relocation of existing tenants, gaining control of a ground lease, renegotiating other in-place leases as well as obtaining numerous additional development approvals from local authorities.  Between 2009 and 2014, via consulting agreements with Metro Commercial Real Estate, Create Architecture & IMC Construction, the Shopping Center went through a major transformation bringing to it a 165,000sf Target Store, a freestanding Starbucks with a drive-thru, a 14,000sf PetSmart and an additional retail building consisting of approximately 11,000sf with a Mattress Firm and other spec tenancy.

Over the decades there have been numerous people that have been instrumental to the success, longevity and transformation of the Shopping Center for which Ownership would like to give notable mention; Joseph Dougherty (Metro Commercial Real Estate), Ken DiGioacchino, Richard Ferrier, Bill Brooke, Mike Ryan (IMC Construction), George Broseman (Kaplin Stewart), Frankie Campione (Create Architecture), Adam Benosky and Cornelious Brown (Bohler Engineering), Simon Ziff and Russell Schildkraut (Ackman Ziff), Upper Merion Township, King Of Prussia Business Improvement District.

We look forward to many years of continued success!!!
