Someone recently made an offhand comment that brokers and investors are fundamentally #sales people. Brokers sell deals to the market while investors sell deals to an investment committee or investors.

I think about this a little differently.

The best investors are driven more by #truth seeking rather than selling a story. Good investors are skeptical by nature. Keep in mind that we underwrite hundreds and bid on dozens of deals for every one that goes under contract. Furthermore, the incentive (and hopefully gratification) is to be correct in your view and make money over a long period of time.

The best #brokers I know are driven more by #relationships. The nature of the job rewards enthusiasm over skepticism. A natural positive attitude and desire to be constantly interacting with people is crucial. Crafting an story around a deal is essential but the facts can be a little more cherry-picked.

Ethical obligation to one’s ultimate constituency also key. When I see a broker OM and I roll my eyes at the comps I don’t question the broker’s ethics. They are trying to serve their client by positioning the asset in the best light.

On the other hand, when I see an investment OM with ridiculous comps from a reasonably experienced person, I immediately question their #ethics.
