I’m excited to announce I have joined the amazing team at HomeHak.com in Cork to launch their new HomeHak Employer product. ( https://lnkd.in/gKD4Sk93 )
For the first time, employers can facilitate their employees to get selected for rental homes close to their workplace.
This service helps employers to keep their employees happy and productive (and helps save the planet) with shorter commutes. It also helps letting agents and landlords select organised tenants with much reduced admin, cost and hassle.
-- Optimising how people are selected for homes to rent globally is very close to my heart.
In 2021, 600+ people applied for a room that was for rent in my house in Limerick. I took a year out to try to solve the root cause of that problem. That year we had a large influx of new international workers in Limerick (Limerick is a great place to live in case you haven't heard me say that before!), students returned in great numbers after Covid and we had general population growth in the thousands.
New construction of apartments or houses didn’t match the growth in population, not to mind addressing the backlog of thousands of people in their 30's still living with their parents.
By the end of 2021, thousands of new rooms in homes had come into supply in Limerick and we made a huge impact on the local rental market.
I saw first hand how the rental system was and is broken for applicants with a 99.5% failure rate. The process is not standardised and requires huge duplication of applications. It’s also not easily managed for landlords or agents (500+ unsorted emails to administer per property) which leads to thousands of properties being left idle and lots of off-market renting taking place.
At the same time employers experience new hires turning down roles due to no obvious available housing in the region. The wasted time and effort is costing employers about €5,000 for each offer that is turned down. Many employers watch helplessly as experienced staff leave due to a shortage of local houses for staff with families. That cost is anywhere from €10,000 to €30,000 per experienced leaver when opportunity cost and downtime is factored in. Some employers pay HR team members to go to viewings for newly hired staff who cannot move to the area. Other employers pay €1,000 per week for hotel accommodation while staff search for homes after work. This doesn’t factor in the hidden costs on employee and team morale.
Huge thanks to Patrick Drinan for welcoming me to the HomeHak family. The business has already been awarded Cork Business of the Year 2023, Best in Digital, by Cork Business Association and there’s no doubt we will see continued success with the new HomeHak Employer product.
