Full Thread on X:
"Clayton County has had the strongest cumulative rent growth of any submarket in the MSA over the past 10 years, at 81.15%. But why?
Supply. Or should I say, lack there of.
In the same 10 year span, Clayton County has also had the lowest cumulative inventory growth of any submarket in the Atlanta MSA, at 1.2K units built (roughly 4% of today's inventory).
Demand is greatly outpacing supply in the "Southern Crescent", which refers to the industrial corridor connecting from the I-75, to the I-85, and the Airport in between. The southern crescent has 266.5M SF of industrial space, with a multitude of employers filling these spaces.
Besides the clear Supply/Demand dynamic happening at properties like Fieldstone Glen, there's also a lot of runway in the current rental rates. Clayton County has some of the most affordable rents in the Atlanta MSA, which has grown to become unaffordable.
Excited to dive into the deal further on the webinar, and hope you can tune in to hear more about our thesis on this opportunity."
