Highlights
Why Multifamily (MF) Properties provide strong cash flow: Part 2 In my last video, I explored why larger multifamily properties tend to outperform other real estate investments, like SHFs, townhomes, and condos, over time. The key difference? Valuation methods.
Small MF properties and other real estate are typically valued based on sales comparisons. In contrast, large multifamily properties are valued based on their net operating income (NOI)—the income generated minus expenses.
This valuation method encourages constant leveraging to maximize returns. When you invest in large multifamily properties, you're not just buying a building; you're investing in the cash flow it produces.
This focus on cash flow makes multifamily properties an excellent choice for investors looking, for, well, cash flow!

Is your real estate investment actually losing you money?
Just caught an insightful podcast episode discussing cash flow from analyzing over 6,800 properties over the past 30 years! (What We Learned About Cash Flow from Analyzing 6,858 Properties https://lnkd.in/gpRqu2EC)
Here’s a quick rundown of the key takeaways:
- Single-Family Homes (SFHs): Average cash flow was slightly negative at -0.2%.
- Condos: A bit better with around a 1% cash flow return, thanks to cheaper mortgage servicing.
- Townhomes: The most surprising! Cash flow returns ranged from -0.3% to -0.4%.
- Multifamily Properties:
- Small (Duplex, Fourplex): Averaging a 3.5% cash flow on equity.
- Large (5+ units): Leading the pack with a 5.7% cash flow on equity.
With SFHs at -0.2%, you might as well put your money in a savings account!
The takeaway? If you're looking to boost your cash flow, focus on investments that are cash flow-positive.
