The impact on Atlanta is real. I favor free markets and limited government involvement, but I hope this practice is outlawed. My childhood home and the childhood home of friends I grew up with are now owned by private equity and are being rented out in areas where families are edged out of the market. They’ve been refinished in gaudy ways inconsistent with the original architecture and style of the home and neighborhood.

When you have this level of artificial demand, effective, affordable supply goes to zero as prices are artificially inflated. These are homes that should be owned by young families, young professionals, teachers, first responders, and middle class America seeking to build equity and experiences that come with home ownership, not rented by those same groups priced out of buying and paying inflated rents if they can afford it at all (though current affordability indicators do suggest you should rent in Atlanta for the next 2-3 years because of nominal home prices; it’s a vicious cycle).
