We need to stop driving demand and instead ramp up supply. CMHC is bang on here. Politicians are so focused on the next election they just present short term “solutions” which only make things worse. We just managed to achieve a soft landing, which is a rare achievement. Let’s not squander that be reinflating the bubble.

Instead let’s build supply. Here’s some ideas of the many that are possible:

  1. as of right zoning.
  2. cut approvals times
  3. zero or reduced development charges, property taxes and GST/PST for affordable rental housing
  4. density bonuses for affordable housing

The solution to our housing crisis is stoking supply NOT stoking demand.

Well this is just grossly uninformed scare tactics against what is a very good idea for Alberta.

  1. AIMCO is a very smart, sophisticated and experienced asset manager

  2. AIMCO could take the proceeds “in kind”, meaning they would get their pro rata share of the entire portfolio, meaning that the portfolio handed over would be IDENTICAL to the current portfolio in the CPP. This benefits both sides CPP and AIMCO because this removes any requirement for CPP to raise cash to pay AIMCO and any rush for AIMCO to deploy the capital. Ie virtually no “slippage”, transaction costs, liquidity risks, deployment risks.

This kind of thing happens all the time. Ever moved your RRSP or brokerage account to another bank or broker? It’s easy, and happens every day. Granted with a big portfolio it would take longer and is more complicated, but AIMCO and CPP are world class institutional investors, well up to the task. AIMCO would have plenty of time then to decide if they wanted to change the asset mix, which they more than capable of doing. To suggest otherwise is just ignorant scaremongering.
