Are you thinking like a business owner?

The way that I treat property investing isn't that different from running my business.

Both require a long-term perspective to succeed.

In business, I don't panic over a slow month or celebrate too hard over a great quarter.

I look at the bigger picture - how we’ve performed over the past 3, 5, 7 years etc.

The same applies to property investing.

My portfolio has grown substantially over the past 3-5 years, despite economic ups and downs.

Sure higher interest rates might have slowed down growth to some degree.

But I encourage people to zoom out and look at the bigger picture.

If your portfolio has grown 30-40% in recent years, a temporary dip isn't cause for alarm.

It's all part of the natural cycle.

Growth spurts followed by periods of stagnation.

Your job as an investor is to take the long view.

Don't get caught up in short-term fluctuations.

Ask yourself how has your portfolio performed over the last 5 years and if you’re on track to meet your long-term goals.

That's what successful business owners do.

They focus on the trend, not the bumps along the way.

Here’s what I’ve learnt over the last 9 years I’ve been investing as to why most investors don’t get wealthy from investing…

Most investors only ever buy one property and never see real wealth from it.

I’ve been able to build a large property portfolio because I was able to get a few key things right.

  1. Finance

Property is a game of leverage, but most people don't know how to play.

Two investors with identical finances can borrow vastly different amounts.

Having an investment-savvy mortgage broker in your corner will help you plan & execute.

  1. Not paying down debt

While it feels good to reduce your mortgage, it's not always the best move.

True wealth comes from owning assets that grow in value.

By focusing on debt reduction, you're potentially limiting your ability to expand your portfolio.

  1. Quality Assets

96% of investors stop at one property because it underperforms.

Many make the mistake of chasing off-the-plan apartments or other poor-quality assets.

Instead, look for properties with owner-occupier appeal.

They tend to perform better long-term.

*The image below is from 6 years ago when I was on Bushy Martin podcast. I was 22 at the time and my portfolio value was a $3m gross asset value. Since then it’s 11x in value because I’ve focused on the learnings above.
