Highlights
Similar to the other post around in-office occupancy, Q2 lease volume reached the highest quarterly total since the onset of the pandemic, with 50.2 million s.f. of transaction activity, up 15% quarter-over-quarter (QoQ) and up 7% year-over-year (YoY).
Q2 totals reflect nearly 90% of pre-pandemic norms.
A major factor in the recovery in leasing activity has been a growing volume of larger transactions above 100,000 s.f. - The number of large leases per quarter has grown consistently since the beginning of 2023 and in Q2 reached the highest level since mid-2022, nearly double the activity in early 2023.
Given the pipeline of transactions we are seeing, especially in the southeast, I would except the next report to be several bps higher
June reflected the highest office attendance rates since the onset of the pandemic, with Placer.AI’s office index exceeding 70% of pre-pandemic levels. Accounting for the adoption of hybrid schedules, this likely indicates that peak-day occupancy is near 80-90% of pre-pandemic levels nationally, given the baseline is not 100%, but likely closer to 80% attendance at any one time.
On a local level, we see similar supportive data, especially in higher quality assets. And the underlying lease economics reflect more stability as well.
