If I were CIO of a major brokerage, I would set up a system to quickly procure global agreements with start ups and proptechs. Here's how I'd do it:

  1. In order to go through the process, the company would need to already have success with their target users in my firm (brokers, project managers, cap markets etc) and be able to present a proven ROI. (and pass standard security, SOC 2 etc)

  2. Sign a usage based global contract. No money up front, usage based only. It de-risks the engagement and locks in a great entry price for the brokerage. The proptech has already proven the ROI, so with usage comes benefit to the brokerage. For the proptech this speeds up their onramp across the org exponentially, reducing friction and approvals as the engagement expands.

  3. Include a data agreement. The brokerage owns the usage data and any exhaust data from their users. Every brokerage should be thinking about data ownership and have a plan in place to capture as much of it in their business as possible.

  4. Have a standard format through which the proptech can engage with new potential users within the organization, protecting the users in the org from getting thousands of cold emails from the companies sales org.

A major brokerage should buy WeWork. Operate it as a rev share with major office landlords who are desperate to decrease their vacancy rates in downtown markets.
