There's not much to see yet, but these two quarter-acre lots in Dunnellon will eventually have two new single family homes!

As a land guy, naturally I've wanted to take the next step on a number of properties I've personally purchased and developed them. I've never liked rehabbing, and thought the best way to build a solid real estate portfolio is to buy or build new. But, I didn't have the experience or the financing to make it happen. If you're not personally occupying the new build, lenders (understandably) want to see 3 or so builds on your resume. A classic chicken-egg problem!

Long story short, I made one of my goals this year to get my first build underway. I found Blue Sky Homes through a colleague who has completed a couple of new homes with them. Then, I approached one of my joint venture partners, who came on board with the financing I needed for the construction in exchange for splitting the equity (and the risk) 50-50. Deal!

In May, we acquired these two lots in Dunnellon for the price of one. Last month, we signed our contract with Blue Sky and began the pre-construction phase - essentially all the things you need to do in order to get your building permit and be ready to begin construction (survey, perc test, land clearing, etc.) These tasks are considered "soft costs" - costs essential to build, but not a direct cost of actual construction.

It takes up to 90 days to get a building permit in Marion County, so we're completing all of our soft costs and waiting for approval to go "sticks up".

I'll be documenting this new chapter of my real estate journey as we go, so follow along if you're interested!

Georgia, our happy and thriving peach tree, is entering her third year here at SeaPratt Farms. Last year we had maybe 3-4 fruits, which were promptly eaten by various critters (the main culprit was likely our local family of raccoons.) This year, LOTS of fruit is on the tree, and I'm doing my best not to get my hopes up! Today I fed Georgia her annual citrus food and put fresh mulch down. Fingers crossed! 🤞🏻🍑
