Highlights
Our OSBA team always evaluates the market through the lens of a tenant to identify trends and opportunities for clients. Our June Market Pulse includes several interesting perspectives on the San Francisco office market. Here are a few key highlights:
- There is a significant discrepancy between the asking rates of view space in premium buildings and non-view space in commodity buildings ($120/SF+ vs. $40-60/SF). I would be surprised if it's ever been greater. The landlords who aren't able to transact <$60/SF for such commodity space are seeing vacancy jump.
- While premium buildings continue to perform well in terms of rents and low vacancy, commodity Class A buildings with long-term ownership in place are outperforming buildings that have traded since 2010 in terms of vacancy by nearly 10%. This is because long-term owners have more flexible capital stacks (often times with limited or zero debt) and are able to meet the market.
- San Francisco is realizing moderate demand growth of tenants in the market (5.4M SF end of May), approaching 2015 peak levels but well below 2019/2020 peak of 8.8M SF. Technology companies most recently account for 41% of total demand.
- Smaller spaces are in demand. Through May, 59% of lease transactions this year were sub-5,000 SF. And average deal size declined to 7,500 SF compared to 2019 average of 10,000 SF, indicating higher demand in the small space segment.
