WHAT WE'RE THINKING RE: NYC REAL ESTATE:

With the impact of tax changes in 2019 to the luxury sector and then the pandemic nearly all things were driven down before a rebound took hold earlier this year. Then our Spring market energy went along for the national ride created by a thriving, growing economy, lower unemployment, low-interest rates, trillions of Federal stimulus dollars, and pent-up savings and demand combined with the promise of a new mayor here with hopes of reinforcing our best way of life. Meanwhile, almost everywhere else in the country saw multiple-bidding as a result of low inventory and high demand, pushing up pricing in the process and there are signs of this beginning here now!:

Heading into 2H2021: *Interest rates should rise (they have started to already) although historically they are very low. *If the pace of inventory absorption continues at even a 20% slower pace we could see inventory shortages in areas. *Demand for certain properties will fuel price escalation in areas.

  • International buyers and investors will return. *National buyers are very active.
  • Real estate will be a good alternative investment. *Materials and labor costs and a weaker dollar may drive construction costs even higher. *If Covid19 is kept under control, the return of Broadway will further drive the local economy and interest. *62% of Manhattan's population is fully vaccinated, 65+ @75%, 72% of all New Yorkers have had at least 1 dose.

SHOULD BUYERS JUST GIVE UP? NO, AND HERE'S WHY!... In New York City now and across the country, there's a new catch phrase called 'Buyer Fatigue'. In the US, “…for the second consecutive month, consumers reported a significantly more pessimistic view of homebuying conditions; on net, that component fell to an all-time survey low, with only 35% of respondents believing it’s a good time to buy a home, down from 53% in March. Year over year, the HPSI is up 12.5 points.” And here's why... There are 3 types of buyers: Downsizers, Trader-Uppers, and Super-Seniors and their choices are driving the ship. Due to low inventory, low days on market in hot areas, low record mortgage rates, and appraisal values coming in below contract price in many areas, the competition and slanted news cycles have lead to disappointment for many buyers who are doing their best to grab hold of the American Dream. What we know, however, is that this tough time, is exactly when to jump into real estate! “The 41% (of respondents to a Gallop poll say that) choosing real estate is the highest selecting any of the five investment options in the 11 years Gallup has asked this question.” In fact, in the past 10 years, it's the one single long-term investment that has risen over time v. the others. So, what does this mean to us? Don't give up if you're a buyer or a renter and don't let a moment's disappointment get in the way of your future self. Hang tough and work with the right professionals to get you through the process. Trust me. This is what we do! Text 646-373-5373 with any questions! #realestate #newyorkcity #buy #sell #CentralPark #TheHighLine
