Headed to another closing celebration!!
It’s Q2 2024 and LP capital remains scarce for transitional real estate projects. For those looking for alternatives to replace LP equity or to otherwise fill holes in the capital stack; Peregren is ready with solutions!
On that note, we’re proud to share the following details of our most recent closing:
-
$20MM Corporate-Level Loan to Regional Luxury Multifamily Developer
-
Sponsor’s portfolio located across the Sun Belt, and in various stages of construction, lease up and stabilization
-
Allowed sponsor to achieve an effective 90%+ LTC on a mid-construction property, filling in for a key LP investor partner that backed out for non-deal reasons late in the process
-
Collateralized indirectly by the sponsor’s GP-level cash flows from their multifamily portfolio, avoiding collateral conflicts and allowing existing loan docs to remain in compliance
-
Peregren's loan provided adequate capital to fully rebalance the sponsor’s portfolio and carry assets through to refinance or sale
If you have any real estate projects needing flexible capital to fill the holes left by timid LP equity and/or conservative senior lenders, don’t hesitate to reach out!!
LinkedIn is such a “work only, no BS” platform! I got so many birthday messages on Facebook and Instagram yesterday, but not a single one on this platform. Crazy…
All work, no play, in this joint!
