I learned last week that tackling NetZero challenge was as much about actually retrofitting and improving building performance, as it is about education and communication.
At studio 8FOLD we find going back and seeing how our past projects have taken on a life of their own is always incredible to see and holds valuable lessons- how materials have weathered, how spaces are being used or have been adapted, and how well the 'kit' installed is performing. When I was at HOMES UK and Unlock Net Zero Live last week, I was curious to learn more about how large scale housing associations may be capitalising on such lessons (I particularly enjoyed the workshop organised by data insights company Switchee, and a discussion on meaningful engagement with tenants, hosted by Fusion21).
What became clear from these events and various conversations I had, is that tackling NetZero remains to be a massive challenge and we are only beginning to unpack the opportunities.
Some housing associations have rightly been retrofitting parts of their existing housing stock (tackling the fact that 1 in 15 UK social homes in fuel poverty - heating below 18 degrees Celsius), but in conversation with a housing tenant liaison, he mentioned that part of the challenge is that the retrofit requires a different 'heating behaviour' - whether the system takes longer to heat up and then uses less power, or whether opening windows is counter effective - and that mass communication can lead to confusion if shared with tenants whose retrofit may have been a slightly different system - which leads to a total disbelief in efforts made.
Additionally, in many cases just starting with an understanding of how to use and maintain systems would already be beneficial - but often they don't work from day one, and tenants aren't even aware that its meant to work differently.
If we begin to insist on post occupancy evaluations (the AJ100 survey from 2020 revealed that only 4% of practices always carry out POEs, and 25% never do), and we start to combine this with available technology (connected to available data, live thermal efficiency measuring tools, etc) we may be able to resolve this a lot faster than some may think.
