Good morning! Let’s start off this week with the truth on what’s going on in the mortgage world👍

  1. Credit scores are down across the board with many perspective buyers. There is a cost of bad credit vs good credit. In many cases you may save a lot more money fixing your credit right now, then you would need to put down on for a mortgage.

  2. Car payments and monthly credit cards are crushing people’s debt to income ratios. Honestly, these outrageous car payments are probably the number one reason why people can’t afford a home.

  3. LOTS of misleading advertising are out there to try and entice folks to obtain a premature refinance, especially for Veterans and VA loans. Extra-low rates come at an extra-high cost. Yes, these fees are typically rolled into the new loan, but your hard-earned equity is literally being stolen from you as a result.

  4. Rates need to come down in order to help home affordability. However, home prices will rise as the demand then increases.

There is a lot of talk about credits being given to buyers in the future. However, I don’t think that will fix the real issues on hand, 🤔 and will probably create more demand and higher prices.

Attention Realtors:

The biggest complaint I still hear about lenders is that there is not enough communication.

And with the immediate changes happening it’s more important to have good communication with lenders than ever before.

The last thing anyone wants is for a buyer to come to closing with more funds due than expected.

Not only will that be a terrible surprise, it may also trigger another underwriting review, possibly delaying closing.

We are making an effort to get ahead of this with each pre-approval and are having those conversations with our buyer’s Realtors ahead of time. That way all parties know what to expect.

We want closings to be happy celebrations and not stressful nightmares!

Please reach out if we can ever help.
